How To Join FAMILY VALUE REALTY, LLC

1. Complete 36 Hour C.E. Course

Per Iowa Real Estate Commission, you need to complete an approved 36 Hour C.E course in order to renew ACTIVE.  

3. Receive A Copy Of Our E&O Policy

Once you have signed up and paid the $300 fee, you will receive a welcome email with our current E&O policy.  Use this for your renewal as proof of coverage so you do not need to buy your own.

5. We Approve Renewal

Once you have finished your renewal request, they will process it and send it to us for approval.  We will then approve you immediately upon receipt.

2. Sign-Up As A Referral Agent With US

Click here to complete our online signup.  This will take you through our Policies and Procedures as it relates to being a referral agent with us.

4. Renew With PLB.Iowa.GOV

Log into www.PLB.IOWA.GOV to renew your license.  Fill out your renewal form using Family Value Realty, LLC #F06025000 as your sponsoring brokerage and our E&O policy to cover you.

6. You Are Added To Our Brokerage

Not too long after we have approved you, you should receive an email from PLB.IOWA approving your transfer to our brokerage!  Happy Referring!!

I HAVE A IOWA REAL ESTATE LICENSE, WILL FAMILY VALUE REALTY, LLC WORK FOR ME?

Yes. Family Value Realty, LLC is a fully licensed real estate broker with Iowa Real Estate Commission, license #F06025000.  Whether you’ve had your license for 40 years, or brand new to real estate, becoming a Referral Agent is the perfect, inexpensive solution to keeping your valuable license ACTIVE.

CAN I REFER TO ANY BROKERAGE OR AM I RESTRICTED TO YOUR BROKERAGE ONLY

You are free to refer to any brokerage in the United States that will accept your referral and pay a referral fee.  We do NOT limit you to our brokerage only!!

ARE THERE ANY TYPICAL REALTOR FEES ASSOCIATED WITH JOINING?
NO! You’ll easily save thousands per year on these fees.  You won’t be a member of any board of Realtors, MLS service, or have to pay monthly office fees or E&O Insurance.  And since we’re a virtual office, there are no meetings, sales quotas, or obligations.

A 25% referral of a $300k purchase or listing will put $1,800 in your pocket with almost NO EFFORT.  You can even refer a client, or yourself to a new home builder and earn the 3% builder co-op, which on a $300,000 home is $7,200 after broker split!  Our average referral payout is $1,500, and our largest referral payout so far is $16,133.75!  Think of all the potential leads with your family, friends, co-workers, past clients, neighbors, church, school, and trade organizations. Best of all you can refer yourself on your own transactions, money in the bank!  Being a Referral Agent gives you the best part time job ever. 

HOW DO I GET PAID?

Once Family Value Realty, LLC receives the commission from your referral closing, we’ll mail, instant transfer with Zelle app, or even e-mail your funds, your choice. At year end you’ll receive a 1099 to report your earnings, no taxes will be deducted.

HOW DO I PARK MY LICENSE WITH FAMILY VALUE REALTY, LLC?

Simply click the “Super Easy Sign-Up!” button and input your info, and then we’ll respond with an e-signable email containing all of the documents required to transfer your license to Family Value Realty, LLC including:  Independent contractor agreement AND E&O policy for you to use when signing up.

WHAT IF MY LICENSE IS INACTIVE OR EXPIRED?

No problem!  That is probably why we reached out to you!!!  Depending on the length of time, it’s easy to reinstate or renew with the Iowa Real Estate Commission e-licensing system at www.plbiowa.gov.  Call us if you’re unsure and we can double check for you or point you in the right direction.

CAN I ACT AS THE AGENT ON MY OWN PERSONAL REAL ESTATE TRANSACTION?

Yes!  This is a huge benefit to keeping your valuable license active!  You can not list on any MLS but  the “FSBO” option is available to you as well if you are listing your home. You can also get huge commissions on “New Build Property” as well.

CAN I LIST PROPERTIES OR REPRESENT BUYERS?

Family Value Realty, LLC in Iowa is designed as an extremely low cost referral-based brokerage. Agents may only refer their leads and earn commission. Listing property or representation of buyers is not possible unless it is your own property, dealing with a new build or making an offer on HUD Homes.

DO I HAVE TO STAY ACTIVE WITH THE IOWA REAL ESTATE COMMISSION AND COMPLETE CONTINUING ED REQUIREMENTS?

Yes, you must keep your license in active status with the Iowa Real Estate Commission. For your convenience, we’ll send you renewal date reminders. According to Iowa Real Estate Commission rules and regulations, you must complete continuing ed. over your 3 year license cycle. For a list of requirements and classes you can take, click our plbiowa.gov link.  This will save you a ton of time!

CAN I CHOOSE THE AGENT THAT WORKS MY REFERRAL?

Yes, Family Value Realty, LLC is a completely independent brokerage.  You may choose any licensed agent anywhere, local or out of state, to work your referral, you aren’t limited by geography.  And don’t worry about your out of state leads if you don’t know any good agents, we have the resources and experience to help you find the perfect agent for your client’s needs.  You can refer residential, commercial, new construction, and even land deals.

WHAT IS THE FAMILY VALUE REALTY, LLC COMMISSION SPLIT FROM MY PAID REFERRAL?

We have one of the most competitive split of all Referral Agent Brokers in Iowa.  Our fee on closed referrals is a flat 80/20 split.  You Get the 80%!!!   And don’t forget you’ll earn a FREE 1 year renewal with just 1 paid referral!

HOW DO I PLACE A REFERRAL AND KEEP TRACK OF IT?

To place a referral, simply fill out the Referral Form or call us.  To keep track of your referral, we’ll email you a cool  Referral Info link that will always have your updated referral status, which you can check as often as you’d like!

NEW BUILD PROPERTY REFERRAL OR HUD HOMES

In this specific referral situation, you’ll refer any customer or yourself to purchase a new build property whereby you’ll sign the “builder referral commission agreement”. Typically a builder offers a 3% referral commission on the sales price, minus upgrades. At closing you’ll earn 80% of the total referral commission paid by the builder. Example…$10,000 referral commission earned = $2,000 admin fee, and YOU’LL KEEP $8,000!  It's that simple!!
